The first week in July we decided we were going to purchase a townhouse in Panama City Beach at the same complex where my sister owns her townhouse. I contacted a realtor, and every day at lunchtime I would review the townhouses for sale and try and decide which ones we were going to look at in September. My husband wanted one on the canal so he could have his morning coffee and watch me fish, and truthfully so did I.

At this time we did not know about the Secret, but for three months all we did was look at photos and make plans on how we were going to add on a room upstairs and a room downstairs. We also decided that we would try and rent the townhouse to help us with our mortgage payment, and even contacted management companies. All we did for those three months was look at photos, talk about what we wanted, and made plans on how we would fix the unit up.

We also knew we did not want to finance more than $150,000, and did not want to spend more than $180,000.

The first unit we looked at was just put back on the market. It was sold and the deal did not go through at closing. The unit was $209,000. We did not want to spend this much money, but after some negotiating we settled on a price of $180,000 and the sellers paid us $2,500 towards our closing fees. We closed in 22 days.

And by the way, it has the room we were going to add on upstairs, and all we have to do is add doors on to the room we want downstairs. Yes, it is on a canal, and it came with snow birds who have been renting this unit for the past 11 years.

We learned about the Secret three weeks after closing. Needless to say both my husband and myself have our dream boards all over the place.
